Two roofing prices may describe very different jobs. Use this checklist to ask what is included before choosing.
What to look for
Look for the roof areas included, the proposed covering, tear-off and disposal, underlayment, flashing, ventilation details and any separately priced work. Ask how the contractor will handle decking or other conditions discovered during the project.
Questions worth asking
Compare access, staging, property protection, cleanup, scheduling and who you can contact with questions. If one estimate leaves something out, ask for clarification before treating the lower total as the same job.
Keep the next step clear
Review payment milestones, approval of changes and the written warranty documents. Keep the agreed estimate and any later changes together. Ask for references and documentation relevant to the contractor you are considering.
