Commercial roofing crew working on a white single-ply membrane system
Alliance Roofing Journal | Facility maintenance

Build a commercial roof maintenance plan the property team can use.

A maintenance plan works best when observations, service history, operating constraints, and budget timing stay connected.

YOUR PROPERTY

Inspection rhythm

Organize each roof area by system, known age, access, equipment, drainage, prior repairs, leak history, and current condition. Use consistent records across a portfolio.

WHAT TO LOOK FOR

Leak log

Separate routine care, corrective service, emergency contingency, restoration candidates, and future replacement so maintenance money is not expected to solve every capital need.

PLANNING THE WORK

Capital outlook

Prepared by Alliance Roofing for facility leaders, property managers, and owners across Dallas–Fort Worth.

PUT THE GUIDE TO WORK

Use a roof log the next person can understand.

Use this as a planning example, not a diagnosis or a description of a completed Alliance project.

01

Identify the area

Name the building and roof section. “Leak near loading bay 3” is more useful to the next reviewer than “warehouse leak.”

02

Record the action

List what was observed, what work was completed, the date and the contractor’s reference. Link photographs to the same area.

03

Leave a clear next step

Separate completed repairs from recommendations still awaiting approval. Assign someone to arrange the next review instead of leaving an unexplained photo folder.

MAKE YOUR NEXT CONVERSATION COUNT

Three questions worth asking.

You do not need to know every roofing term. These questions help you understand the recommendation before agreeing to the work.

Bring your questions to a free estimate →
  1. Who keeps the roof’s inspection and service log?

  2. Which drainage and equipment areas need scheduled attention?

  3. How will the next review verify that earlier work was completed?
